Our Process

From the first consultation to the final walkthrough, we make the ADU or home addition process simple and stress-free. Below is what you can expect when you work with us. Step-by-step support, clear communication, and expert guidance every step of the way.

Step 1: Initial Consultation – Turning Vision into Plan

During our first meeting, you’ll share your ideas, needs, and goals — and I’ll begin visualizing the entire project in my mind, right there on-site. As I walk through your home, I’m already imagining each phase of construction, which helps me create a realistic preliminary estimate. I’ll gather all the key information you provide so that, within a few days, I can deliver two proposals: one for the drafting of your plans, and another outlining your estimated construction budget.

Step 2: Drafting Proposal & Preliminary Estimate

After our initial meeting, I’ll send you a fast-turnaround proposal to begin drafting your plans. At the same time, I start preparing your preliminary construction estimate. My pricing isn’t based on generic square-footage formulas, those are often inaccurate and don’t reflect the unique needs of your project. Instead, I build your estimate using real data from similar jobs we've completed, current labor and material costs, and the specific scope of work involved. That’s why our estimates are detailed, custom, and tailored to your project, not one-size-fits-all.

Step 3: Design Kickoff & Authority to Proceed

If you choose to move forward with us, the next step is signing an Authority to Proceed agreement. From there, we’ll schedule a second visit — this time to take detailed measurements of your home or the area where the work will be done. These measurements allow us to create accurate, well-designed plans tailored to your vision. Once complete, we’ll send you a preliminary floor plan that brings your ideas to life on paper. As soon as the design is finalized, we begin preparing your full submittal packet for city approval.

Step 4: Plan Submittal & Formal Proposal

This is where the fun begins. Once your submittal packet is ready, we’ll submit the plans to the city for review, and you’ll receive a full copy to look over as well. This step gives us a much clearer understanding of what your project will require from a structural and permitting standpoint. With this information, I can begin preparing your formal construction proposal. As long as there are no major structural revisions during the city’s review process, this proposal will reflect a detailed, accurate cost to bring your vision to life.

Step 5: City Review, Revisions & Fees

At this stage, it becomes a bit of a waiting game. We’re now in back-and-forth communication with the city, addressing any plan check revisions they may request. During this period, city fees will be due, and while we can’t predict the exact cost (as fees vary by city and project), we’ll keep you informed every step of the way. Rest assured, we’ll stay on top of the process and notify you immediately once we receive any updates or, most importantly, when your permits are approved.

Step 6: Permit Approval & Project Kickoff

Once your plans are approved, it’s go time. Because you’ve been with us from the very beginning, you’re already on our schedule and in line to start. We’ll begin prepping the site, coordinating with our trade members, and getting everything ready to break ground. Congratulations — your project is officially approved, and we’re ready to bring it to life.
